Guidance to the notary and beyond….
- First of all, we discuss your wishes and demands in detail. What is realistic and what would be great.
- Together we keep an eye on the housing market. Everything new on the market that meets your criteria will be forwarded to you immediately, usually before it appears on Funda.
- I schedule the viewing where will go to together. We pay attention to the level of maintenance and finishing, the structural condition and whether the house fits into the wishes/requirements.
- In the event of a positive assessment of the property, I make an advice consisting of a substantiated, fair market value and a bidding strategy. The right strategy increases your chances of a good price and the right resolutive conditions. I also take a close look at the legal documents and any other details. At an apartment I investigate the financial state and other documents of the VvE.
- Together we discuss the offer. I make the offer and I conduct the (possible) negotiations.
- After purchasing the house, I offer assistance in engaging experts such as an appraiser, the notary and a building inspection.
- I look through the deed of sale and discuss it with you before signing, so that all possible questions are answered.
- I monitor all important dates and any action points from the sales contract. I check the notarial deed and the statement of settlement.
- Before the transfer, we inspect the house after which we go to the notary.
- If there are still problems after the transfer, I advise how best to deal with this.
